PRIMARY PURPOSE OF JOB AND CONTRIBUTION TO ORGANIZATION:

Plaza’s National Renovation Lending Construction Service Specialist will be responsible for boarding closed and purchased renovation/constructions loans and making Welcome Calls to project participants for all Plaza origination channels. 
 
ESSENTIAL TASKS AND RESPONSIBILITIES: 
Must comply with all BSA/AML requirements as well as any mandatory changes. The following job functions are not all-inclusive. The associate will be required to perform other job-related tasks/responsibilities requested by the manager.  Job duties may change as required by needs of company.  Must complete all required industry and compliance training as required by Plaza Home Mortgage.


Loan Production

  1. Support the Division to increase renovation loan production through operations support, sales and customer related initiatives, and the development and implementation of appropriate risk management policies and procedures, as well as any other tasks that may be deemed appropriate. 
  2. Loan-level/transaction level support as needed to Loan Servicing Draw Administration, Division Renovation Specialists, and Regional or Corporate Sales and Operations staff at all stages of origination, funding, draw management and close out of renovation/construction projects.
  3. Review project documents of closed or purchased renovation/construction loans, including contact with clients, borrowers, contractors, and consultants.
  4. Assist with the creation of renovation and construction program forms and job aids.
  5. Assist with training and education classes for clients.
  6. Assist with training and education classes for Plaza’s wholesale and correspondent Account Executives.
  7. Maintain up-to-date knowledge of current product offerings.
  8. Work with the Division to maintain and improve Plaza’s renovation loan program product offering and guidelines.
Operations Support

  1. Board closed and purchased loans for Draw Administration on Renovation/Construction Loans to maintain consistency across all channels.
  2. Make Welcome Calls to borrowers, contractors, consultants, and other project participants as needed.
  3. Provide Welcome packages to borrowers, contractors, consultants, and other project participants as required for the project.
  4. Work with the Division Manager(s), Plaza Managers, Branch and Corporate Operations and Loan Administration to assist in developing best practices and procedures for the management of the project and draw administration for renovation/construction loans.
  5. Develop and maintain checklists, tools, and system controls as needed to facilitate efficient boarding and participant introduction to the project draw requirements.
  6. Assist with training and education classes, as well as loan level support for Plaza’s wholesale and correspondent sales and operations associates.
  7. Assist the Renovation division with contractor/consultant vetting process and maintenance of the database as needed.
Risk Management

  1. Assist loan servicing draw administration with resolution on any incomplete renovation loans, project delays, change orders or extensions as needed.
  2. Assist draw administration, as needed, with close out of renovation/construction loans. 
  3. Assist loan servicing draw administrators with construction-work-draw progress questions or clarifications, as needed.
  4. Assist loan servicing draw administrators to enhance procedures for proper draw controls, to ensure draws are only made when appropriate and to the appropriate parties, as needed.
  5. Assist loan servicing draw administrators to improve turn time for draw disbursement and the overall customer experience, as needed.
  6. Work with loan servicing draw administration to accomplish close-out of FHA 203(k), VA Reno, and Fannie Mae HomeStyle© Renovation loans and any future Plaza renovation or construction loan programs. 
  7. Assist and/or backup other Renovation Lending Division associates, as needed.


Job Requirements
QUALIFICATIONS:

  • High school degree or equivalent required
  • 3 to 5 years of experience in sales or operations of renovation/construction lending, underwriting renovation/construction loans, construction and project management, draw administration, or a combination of thereof
  • Construction and construction management experience preferred
  • Ability to work in both a team and independent environment
  • Excellent  written, verbal and interpersonal communication skills
  • Exceptional attention to detail with the ability to consistently produce accurate work
  • Ability to manage time, multi-task, prioritize work in a high paced environment, and meet deadlines
  • Solid commitment to customer service
  • Proficiency with computer systems at an intermediate to advanced level including MS Office (Word, Excel, and Outlook) and Internet Browsers
