PRIMARY PURPOSE OF JOB AND CONTRIBUTION TO ORGANIZATION:

Plaza’s National Renovation Lending Construction Project Specialist will be responsible for reviewing project bids, plans, and specs for all Plaza origination channels.
 
ESSENTIAL TASKS AND RESPONSIBILITIES: 
Must comply with all BSA/AML requirements as well as any mandatory changes. The following job functions are not all-inclusive. The associate will be required to perform other job-related tasks/responsibilities requested by the manager.  Job duties may change as required by needs of company.  Must complete all required industry and compliance training as required by Plaza Home Mortgage.
 
Loan Production

  1. Support the Division and Regional Offices to increase renovation loan production through operations support, sales and customer related initiatives, and the development and implementation of appropriate risk management policies and procedures, as well as any other tasks that may be deemed appropriate.
  2. Work with Division Renovation Specialists and Corporate and Regional Operations staff on renovation project buds, project scenarios, and other construction-related requirements.
  3. Assist with Loan level/transaction level support to Operations and Sales staff at all stages of origination from project scenario through funding.
  4. Assist Division in promoting Plaza’s renovation lending product marketing campaigns.
  5. Assist with training and education for clients, borrowers, contractors and other construction project participants.
  6. Assist with training and education for Plaza’s Operations and Sales staff in all channels.
  7. Maintain up-to-date market knowledge on current product offerings.
  8. Assist the Division with Plaza’s Product Development to maintain and improve Plaza’s renovation and construction loan program product offering and guidelines.
Operations Support

  1. Provide support to Plaza’s Renovation Lending Specialists and Regional Sales and Operations staff from all channels.
  2. Review and finalize bids and project documents to allow underwriters to complete the final review and approval of the renovation/construction loans.
  3. Maintain consistency in the bid process and conditions of the construction-related aspect of the renovation/construction loans.
  4. Assist as needed to board loans within set timeframes upon closing or purchase of a renovation or construction loan and assist Loan Servicing Draw Administration with set up and budgets for the project.
  5. Assist, as needed, with Welcome calls to borrower(s) and when appropriate, to clients, contractors, consultants and other project participants.
  6. Assist the Division, Regional Managers, Branch and Corporate Operations and Underwriting to maintain best practices and procedures for the processing and funding of renovation/construction loans.
  7. Assist the Division with training, education, and loan level support for Plaza’s wholesale and correspondent operations associates.
  8. Assist with Contractor/Consultant vetting and maintenance of any databases as needed.
  9. Other duties as assigned.
Risk Management

  1. Assist loan servicing draw administration to maintain or enhance procedures for monitoring construction-work-draw progress and on measures to address work not progressing as scheduled.
  2. Assist loan servicing draw administration to maintain or enhance procedures to ensure proper draw controls are in place so draws are only made when appropriate and to the appropriate parties as needed.
  3. Assist loan servicing to maintain or enhance expected turn time for draw disbursement and the overall customer experience.
  4. Assist loan servicing draw administration with the close-out of construction loans for FHA 203(k), VA, Reno, and Fannie Mae HomeStyle© Renovation loans and any future renovation or construction loan programs developed by Plaza.
  5. Assist loan servicing draw administration with resolution on any incomplete renovation loans, project delays, change orders or extensions as needed.


Job Requirements
QUALIFICATIONS:

  • High school degree or equivalent required
  • 3 to 5 years of experience in sales or operations of renovation/construction lending, underwriting renovation/construction loans, construction and project management, draw administration, or a combination of thereof
  • SFR Construction related experience preferred
  • Ability to work in both a team and independent environment
  • Excellent  written, verbal and interpersonal communication skills
  • Exceptional attention to detail with the ability to consistently produce accurate work
  • Ability to manage time, multi-task, prioritize work in a high paced environment, and meet deadlines
  • Solid commitment to customer service
  • Proficiency with computer systems at an intermediate to advanced level including MS Office (Word, Excel, and Outlook) and Internet Browsers
